The Estate booking is the same 42-acre Fleming Orchard property as our Main listing — with the addition of a separate guest house that sleeps four to five and has its own kitchen, family room, full bathroom, and half bath. Total capacity is twelve.
This is the configuration we recommend for reunions, milestone birthdays, small corporate retreats, or any group that needs the privacy of two separate living spaces but the connection of being on the same grounds. The guest house has a bedroom upstairs and a pull-out sofa in the family room.
Everything else stays the same: the private pool, the fishing pond, the wrap-around porch, the fire pit, the trails through the orchard. Just more room for everyone to find their own corner.

North Texas Wine Country: The Orchard Country
Grayson County, ninety minutes north of Dallas, has quietly become one of Texas’s most interesting wine-producing regions. Fleming Orchard sits on 42 acres in Bells — a working orchard with a private pond, mature pecan trees, and an open sky that goes on for miles. Five wineries within a fifteen-minute drive, Lake Texoma a half-hour east, and the small-town pace of Sherman just up the road.
